A water heater is the appliance most homeowners think about only when it stops working. Tank units in Florida typically give eight to twelve years of service before the sacrificial anode rod is spent and the glass lining begins to fail, and once the steel tank itself starts corroding, no repair brings it back. Catching the difference between a repairable fault and a tank at the end of its life is the whole job.
Not every hot water problem means replacement. A burned-out heating element, a failed thermostat, a tripped high-limit switch, a bad thermocouple or gas control valve, or a sediment-choked tank are all repairable, and often with far less disruption than a full swap. Tankless units have their own failure modes, most of them tied to scale buildup in the heat exchanger. We diagnose first and tell you honestly which side of that line your unit falls on.
